The home buying process.
Just as no two homes are identical, each buyer's experience with the search and purchase process will be unique.  At Eugene's Alternative, we believe the experience should be efficient, exciting, and come with minimal stress for you. This list covers the major milestones along the way:

  1. Determine what you need and want in an agent, interview and select agent.
  2. Determine what you need and want in a Mortgage Professional, interview and select.
  3. Consult with Mortgage broker and obtain funding pre-qualification letter. (If purchasing with cash, prepare proof of funds statement).
  4. Consult with agent:
    Set criteria for home search: number of beds & baths, neighborhoods etc.
    Describe the less tangible criteria, e.g. “what your home should feel like”.
    Learn the process for finding and buying your home efficiently, safely, and enjoyably.
    Receive Agency Disclosure pamphlet, and other resources for your security.
  5. Review MLS and other available property search data, and re-define needs and search criteria as necessary.
  6. Select subject properties, request more information and  schedule showings.  
  7. Select a home, develop offer strategy, write offer, negotiate agreements and open escrow.
  8. Make formal loan application within 3 days.
  9. Order professional inspections, review seller disclosures and title documents, additional due diligence as needed for confidence in purchase.
  10. After final review of all reports, release contingencies on purchase, sign at escrow, attend final walkthrough prior to recording.
  11. Take possession and move in!
  12. Provide feedback and recommendation letter for agent. And refer your friends & family!
